Airbnb considers different factors when ranking listings, but there are some golden rules for your listing to succeed on the platform. Check out all the best practices and be sure to apply them.

  • Photos: include a mix of wide and detailed photos to give potential guests a good idea of the place. Hire a professional or check out Airbnb's tips for taking great photos;
  • Title: opt for short titles (32 characters or less) and use uppercase letters only in the first word (e.g., Beachfront house in Paraty, not BEACHFRONT HOUSE IN PARATY). Prioritize new information and avoid repetitionsyou don't need to include the city or the total number of beds, as this already appears in the search;

  • Description: highlight what makes your place special and make adjustments according to guest suggestions. Start with what is most important, include other information you would like guests to know and avoid duplicating what already appears in other parts of the listing;

  • Amenities: inform everything you offer and highlight the most popular amenities. Guests often look for places with a kitchen, Wi-Fi, self check-in, suitable workspaces for laptops, free parking, and pet-friendly spaces;

  • Quick responses: answer to guests quickly and accept as many reservation requests as possible.

Cancellation Policy

  • Use the Flexible and Moderate policies: they have fewer restrictions for cancellation and refund, and therefore attract more reservations and referrals.

Time in advance for reservations

  • Let the listing be reserved further in advance: extend the reservation window to attract guests looking for the best prices and date availability. Open the calendar for up to 12 weeks ahead.

Minimum of nights

  • Lower your minimum nights: long minimum stays can deter guests and create gaps in your calendar;
  • If your property is near an airport or shopping center, consider accepting guests for just one night. This can be a distinguishing factor for them, especially if other listings in the area have a minimum stay of 2 nights.

Discount for reservations on new listings

  • Activate the discount for the first 3 reservations: apply a 20% discount and get your first reservations faster. You can deactivate the option at any time. 

How to activate

  1. Log into your system, click on the side menu and access [Channel Managers Dashboard > Airbnb];
  2. Open the desired listing, select [Yes] in [New listing discount] and save.

Pricing strategy

  • Research competitor listing prices: analyze the prices of similar listings in your region for the period you want to improve performance. Consider the type of property, number of beds, rooms, amenities, facilities, and location;
