To calculate the average monthly rates and occupancy rates for listings similar to yours, AirDNA collects a sample of 10 to 50 "Entire Property" listings on Airbnb.

Listings that are registered as chalet, apartment, room, among others will not be considered in the benchmark because these types will not influence the survey made by AirDNA.

The sample is taken based on the location of your listing (latitude and longitude), as well as characteristics of your listing such as:

  • Number of bedrooms;
  • Number of bathrooms;
  • Maximum guest capacity.
If your listing does not have data, this may be related to the lack of sample and specific criteria used by AirDNA.
